Issue
The front of the 100-year-old garage had deteriorated. The concrete lintel was cracked and spalling, with corroded reinforcing exposed. The existing doorway was also too narrow for the client’s needs.
Scope
including the supporting walls, lintel, foundations, piles and connections to the retained garage structure. We also completed soil testing and a LiDAR scan to accurately record the existing building geometry.
Solution
The damaged concrete frontage and part of one return wall were removed to create a wider opening. A new reinforced masonry frame was designed to support the garage and connect safely to the remaining brick structure. New piles and foundations were added to provide reliable support.
Result
The garage retained its original structure while gaining a stronger, safer frontage and a wider, more practical entrance.
