Exposed Corroded Garage Subfloor Structure

1

Wadestown

2025

● Overview
DTCE assessed the exposed steel subfloor structure supporting an elevated garage approximately 3 m above ground level.

● Issue
The steel posts, braces, base plates and support beam had corroded over time. While much of the corrosion was minor, several locations had significant section loss, particularly near the base of the columns and braces. This reduced the structure’s gravity and lateral capacity.

● Solution
DTCE reviewed the condition of the existing structure and recommended replacing the steel subfloor framing rather than carrying out localised repairs. A full replacement provided a more durable long-term solution and avoided retaining steel that would continue to deteriorate.
We also recommended replacing the corroded joist fixings at the concrete abutment with stainless steel fixings and ensuring the new structure was suitably protected for the exposed environment.

● Result
The garage received a clear remediation strategy focused on long-term durability, structural reliability and practical construction. The replacement work was developed on a like-for-like basis, avoiding unnecessary redesign of the existing garage above.
