Residential House Alterations
Ceiling beams and GIB sheet wall bracing

Hataitai, Wellington
2021
The existing building is a two-storey timber-framed house. DTCE has been engaged to design bracing and a lintel for the installation of new French doors, as well as the removal of internal walls around the kitchen laundry and dining area. Removing these walls reduced the house's structural bracing, so we assessed the impact and introduced new bracing elements within the work area to maintain stability without unnecessary upgrades elsewhere. A new lintel was designed above the French doors to safely carry loads from the roof and upper floor, while new beams were designed to support the areas where walls were removed. The design was carefully developed to suit the existing structure, including some non-standard framing identified on site, ensuring a practical and efficient solution that enables the new open-plan layout.
