● Overview
Set within a native bush backdrop, this architectural townhouse forms part of a three-lot subdivision in Lower Hutt. The home was designed to provide a modern environment while responding carefully to the steep site and surrounding landscape.

● Issue
The site contained historic fill, variable ground conditions and a steep downhill slope. The architectural design also included open-plan areas, a double-height living space and an elevated deck, creating several structural challenges.

● Solution
DTCE designed the foundations, retaining walls, structural bracing, portal frames, wind beams, deck structure, beams and lintels. The foundation system was developed around the geotechnical findings. Deep reinforced concrete piles were designed to reach and key into the underlying rock, with pile depths adjusted to suit the changing ground profile.

● Result
The coordinated structural design supported the architectural vision while providing a safe and practical response to the site’s slope, ground conditions, wind and earthquake demands.
